Case Study - Estérel, France





🌞 €1.2m Development Exit in the South of France 🌞


 


Interbridge have just completed a bridging loan for a newly constructed Villa located in the lovely region of Estérel in the South of France, valued at €1.97 million.


 


The borrower was looking to refinance their development loan on completion of the property and raise additional funds to focus on other projects while the newly-completed Villa was put on the market. We call this transitional solution “Development Exit” which enables the client to create cashflow from a recently completed development project prior to sale. 



With the property held in a SARL, Interbridge were able to provide a bespoke solution that prevented the client from having to significantly discount the sale in order to pay back his development finance after delays in construction. 



A 12 month bridging loan was arranged allowing the client time to market his property successfully at full value. We also arranged a further 12 months optional extensions which could give added time for the villa to achieve its full market value.
